The PURPOSE OF A REAL ESTATE VIDEO

The ultimate purpose of a real estate video is to get a buyer interested in visiting their next potential home. In some instances, it may even help them in making a renting or purchasing decision before they see the home in person. If the home tour is filmed well, with a sufficient amount of detail about the main features and the selling points, IT IS possible for a deal to get started simply from a potential buyer viewing that home online (especially when that buyer is from out of town).

 What a real estate video is NOT, is a way for a videographer to show off his or her motion-graphic or speed-ramping skills. Creativity is encouraged, of course, but too many effects or whacky camera angles may actually take away from the buyer’s ability to see important details in the home. I opt for steady, clean shots that really allow the viewer to take in the home as clearly as possible. The exception to this is a 15 or 20-second teaser video. In that case, a videographer can be a bit more liberal with the crazy camera angles and speed-ramping.

 These are my top priorities when creating real estate video tours:

 1. Showcase The Property In Detail. This type of video is made to provide potential buyers or renters with an immersive, virtual tour of a property, highlighting the key features, the overall layout, and the unique selling points of the home. I believe that video is a much more effective medium for this compared to photos or copy alone.

2. Creating Emotional Connection. I can use a real estate video to evoke strong emotions in a potential buyer through music, narration, or dynamic visuals. These elements make the property feel more inviting and desirable.

 3. Better Viewer Engagement: Video content tends to capture and retain the viewer’s attention better than static images or text. This leads to higher engagement and interest from the viewer.

 4. Greater Reach: Real estate videos can be shared on social media platforms, websites, campaign landing pages, and property listing sites, increasing the visibility of the property and reaching a much wider audience.

 5. Saving Time: By providing a comprehensive overview, a real estate video tour helps potential buyers quickly decide if the property meets their criteria. This reduces the need for unnecessary in-person showings.

 6. Enhancing Professional Image: Using high-quality video content can elevate the professionalism of real estate agents and agencies, showcasing their commitment to effective marketing strategies.

When it is executed correctly, with an eye for detail, a real estate video can be a powerful marketing tool! The video should be planned, shot, and edited in a way that presents the property in the best possible light. High quality real estate videos tend to attract more attention from buyers or renters, and they help convert interest into sales or leases.
